Question 1

Can you guarantee you’ll find a cash buyer for my wholesale deal?

Accepted Answer

No. Submitting a deal does not guarantee approval or that an end buyer will be secured. Every deal is reviewed based on pricing, comps, condition, and timeline. If the deal qualifies, we may move forward through a JV structure. If it does not qualify, we communicate that clearly.

Question 2

Do I need to have the property under contract to submit a deal?

Accepted Answer

In most cases, yes. This service is primarily designed for wholesalers who already have a deal under contract and need help finding an end buyer. Acquisition assistance is handled separately under a different JV structure.

Question 3

Do you actually buy properties or just introduce buyers?

Accepted Answer

Both, depending on the deal. Some deals move forward through buyer relationships we work with directly, while others involve introducing an end buyer through our extended network. All deals are handled through a JV-based process.

Question 4

What happens after I submit my wholesale deal?

Accepted Answer

After submission, each deal is reviewed for pricing, comps, and structure. If the deal qualifies, we reach out to discuss next steps. If it does not qualify, we explain why. A formal JV agreement is presented only if all parties agree to move forward.

Question 5

How does the JV split work?

Accepted Answer

If the deal is already under contract and an end buyer is introduced, the assignment fee is typically split 50/50. If acquisition assistance is required, the split is typically 70% to our team and 30% to the wholesaler due to the additional work involved.

Question 6

Is submitting my deal a legally binding agreement?

Accepted Answer

No. Submitting a deal is not a legally binding JV agreement. It is for review purposes only. Any formal joint venture agreement would be executed separately if the deal is approved and all parties agree to proceed.

Question 7

Do you work nationwide?

Accepted Answer

Yes. We review wholesale deals across multiple U.S. markets. Buyer availability may vary based on location, pricing, and property type.
